The Takesa Village Story...

Takesa Village Homeowners Cooperative opened in 1969 and has grown over the years into a 216-site, resident-owned manufactured home community.
But that transition didn't happen overnight. We began the move toward controlling our own destiny in 2015. That's when, with the help of ROC Northwest and ROC USA, LLC, we formed Takesa Village Homeowners Cooperative, Inc. that would, on May 2, 2016, purchase and take control of our community.
Now, the resident-owned community (ROC) is not only a successful business, but also a thriving neighborhood. The process of the resident-owned community buying the land beneath our neighborhood brought this community closer together. Not only do we know far more of our neighbors than ever before, but we look out for one another, too. And with no outside landlord to report to, we're the envy of other nearby manufactured home communities.
Our Member households elect our Board of Directors, which works with a property management firm and also appoints various volunteer committees to help with special projects, celebrations, community improvements and more. The Board submits a budget every year, and the entire Membership votes on it and any changes to the rent before the budget becomes official. We're running the business that is our community on our terms, by our rules, for the betterment of ourselves and our neighbors.
We've made significant improvements since becoming resident-owned. Our community members now look out for each other, we've worked to improve the infrastructure and roads, and are proud to call Takesa Village home. As a family friendly community, we have two pools that the kids love, and a community center for all Members to enjoy. With community parks and the Boys and Girls Club nearby, as well as all the amenities of a large city, Mead offers a great place to raise a family.
Just 20 minutes north of Spokane, we couldn't be better situated with easy access to all the city has to offer. Known for its financial, retail and cultural opportunities, Spokane is a hub of activity. Takesa Village is less than 30 minutes from Riverside State Park and the Spokane River. The 55 miles of trails and 200,000 feet of shoreline at Riverside State Park make it a local favorite for biking and hiking in the summer, and cross-country skiing and snowmobiling in the winter. Endless outdoor adventures are less than an hour's drive away in the Colville, Coeur d'Alene, and St. Joe's National Forests. The Cat Tales Zoological Park, a favorite for viewing big cats and rescued wildlife, is four miles from Takesa Village. With Gonzaga and Whitworth Universities, as well as Spokane and Spokane Falls Community Colleges nearby, you can easily pursue higher education, or just take a class, close to home. Just moments from Highway 2 and Route 395, we enjoy our suburban location that allows us to be in Spokane quickly, yet live in a friendly neighborhood.
